By ATTPL HOLDCO / ATTPL GROUP Editorial Team · · 2 min read
A INR 13,037 crore, 41 km corridor was approved in April 2026. See what it could mean for real estate, logistics, retail and services in Jaipur.
The project
The Union Cabinet approved Jaipur Metro Phase-2 on 8 April 2026, at a cost reported as about INR 13,037.66 crore. It is a 41 km north-south corridor from Prahladpura to Todi Mod with 36 stations, serving areas including Sitapura Industrial Area, the airport, Tonk Road and SMS Hospital. Completion is targeted for September 2031. Prime Minister Narendra Modi virtually laid the foundation stone in early July 2026, according to reports.
Where opportunities may arise
- Real estate and commercial leasing near stations.
- Logistics and last-mile services for the industrial belt.
- Retail, food and hospitality around transit hubs.
- Construction, equipment and technical services during the build.
- Digital services such as ticketing, advertising and mobility apps.
What businesses should do now
- Track station locations, tenders and land-use plans from RMRCL and the state government.
- Prepare registrations, approvals and financing early.
- Watch for compliance rules around construction and signage.
Understanding the project phases
Large metro projects move through design, land and utility shifting, civil construction, systems installation, testing and commissioning. Opportunities differ at each stage. Early on, surveying, utility diversion and enabling works need local contractors. Later, finishing, signage, retail fit-out and operations services come in. Understanding the timeline helps you plan investments and hiring.
Follow public notices for tenders and pre-bid meetings; many are open to subcontractors through main contractors.
Property and retail near stations
Areas around stations often see increased footfall and commercial interest, but impact varies by location and the quality of connectivity. Before buying or leasing, check land use, parking, access roads and approvals. Avoid assuming that every property near a line will gain value.
Preparing your business
Get your registrations in order, build relationships with established contractors, maintain safety and quality records and consider training staff for metro-related work. Keep an eye on traffic diversions and construction schedules that may affect your own operations and plan alternatives.
